Actress Seo Hyun-jin's luxury villa in Cheongdam-dong, Seoul, where she had an unreturned jeonse deposit, was successfully auctioned for 2.5589 billion won. This incident began with the non-repayment of a jeonse deposit exceeding 2.6 billion won, leading Seo Hyun-jin to initiate compulsory auction proceedings to recover her funds.
Seo Hyun-jin initially signed a jeonse contract for 2.5 billion won in April 2020, which was renewed in 2022 with the deposit increasing to 2.625 billion won. However, after the contract expired in April 2024, the landlord failed to return the deposit. Consequently, Seo Hyun-jin registered her leasehold rights and proceeded with the auction. The villa's appraisal value was 2.87363 billion won, but after several unsuccessful bids, the minimum bid price dropped to 1.47129 billion won.
Bloggers note that the current successful bid is approximately 89% of the appraised value, which is higher than the significantly reduced minimum bid price. However, the 66.1 million won difference between the successful bid and the deposit is not yet confirmed as the final loss, as the sale decision scheduled for October 13 and subsequent distribution and rights verification are crucial. This case highlights the risks tenants can face even with high-value jeonse contracts when landlords experience financial difficulties.
