This dramatic shift, coupled with his criticism of the government's complacent policy response, has created significant buzz in the Korean real estate market, especially after his remarks on a YouTube broadcast following a lecture to Democratic Party lawmakers.
Lee Kwang Soo's primary arguments for the impending surge are threefold. First, he points to the increase in M2 money supply, which he believes will lead to currency devaluation and upward pressure on real asset prices. Second, persistent negative real interest rates are expected to accelerate capital inflow into asset markets. Third, he forecasts a severe shortage of housing supply in the Seoul metropolitan area between 2026 and 2028. He argues that without addressing these fundamental issues, measures like loan regulations and tax increases alone will be insufficient to curb rising home prices.
